On Saturday, January 17, 2026, the Ondo State Government officially declared “war” on land grabbers, marking the end of any “grace period” for those involved in illegal property activities.
The Attorney General and Commissioner for Justice, Dr. Kayode Ajulo, SAN, speaking in Akure during the first 2026 meeting of the State Anti-Land Grabbing Task Force, warned that the year would be “decisive and difficult” for offenders.
The Full Details of the Crackdown
1. No More Grace Period
Dr. Ajulo emphasized that the achievements recorded in 2025 were only the foundation. He stated that the state has successfully compiled a “blacklist” of individuals—including influential figures—who have turned land grabbing into a profession. “The grace period expired with 2025,” Ajulo declared. “In 2026, we are going all out against them, and the law will be enforced strictly without compromise.”
2. Prosecution of “Sacred Cows”
In a bold stance, the Attorney General reiterated that the law would not spare anyone, regardless of their status. He specifically mentioned that traditional rulers (Kabiesis) found culpable of sponsoring land-related mayhem or using their positions to grab land would be arrested and sent to jail. He warned that “nobody should complain” when high-ranking individuals are picked up by law enforcement.
3. Enforcement of the 2024 Property Protection Law
The government is now fully enforcing the Ondo State Properties Protection and Its Documentation Law (2024), which Governor Lucky Aiyedatiwa signed to sanitize the real estate sector. The law provides for:
• 21 Years Imprisonment: For the unlawful sale or fraudulent resale of family or government land.
• 10 Years Imprisonment: For land grabbing, forceful entry, and the use of violence to occupy a property.
• 7 Years Imprisonment: For demanding illegal levies (commonly known as “Omo-Onile” charges) or violating real estate regulations.
• 5 Years Imprisonment or ₦5 Million Fine: For illegal occupation of land or using threats to prevent owners from accessing their property.
4. Government Takeover of Disputed Lands
To prevent communal clashes, Dr. Ajulo announced that in any community where land disputes result in violence or a breakdown of order, the State Government will immediately take over the land to stop the fighting and restore peace.
5. Compulsory Legal Documentation
To ensure the legitimacy of transactions, the law now mandates that all land sale agreements must be processed through certified legal professionals and must carry a stamp from the Ondo State Internal Revenue Service (ODIRS).
Why the Government is Acting Now
The state noted that over 80% of court cases in Ondo are currently related to land matters, which has discouraged foreign and local investors. By cleaning up the system, the government aims to protect property rights, foster economic development, and end the era of “veterans of illegality” who profit from land fraud.
